To secure a property, after viewing, each adult who will be living at the property must complete an Application Form, with proof of ID with photo(Passport, Driving Licence etc), 2 x proofs of current address (Utility/Bank letter etc), plus our Admin Fee. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
Tenancy Application Fees
Application fee for single applicant £150 (incl. VAT)
Application fee for a couple £225 (incl. VAT)
Guarantor Application fee £75 (incl. VAT)
Additional Occupant Application fee £75 (incl. VAT)
This fee is non-refundable if the tenant fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application. Payment of these fees can be made by cash or credit/debit card. Credit card payments incur a 2% surcharge (or commercial credit card 2.9%); there is no additional charge for using a debit card.
The only price shown in our property adverts is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.
Company Let Fees
Company Application fee £200 (incl. VAT).
This fee is non-refundable if the company fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application.
We will take references on behalf of the landlord. Normally, these will include your employer, credit history, former landlord, adverse credit register and search of electoral roll register.
Move in - At the move in appointment the tenant pays the first month's rent and deposit.
Rents are quoted on a calendar monthly basis. Rents are paid monthly, in advance, by standing order. The first month's rent is paid in cleared funds on the day that you sign the tenancy agreement. We always ask for at least an additional month’s deposit as security against dilapidations.
A deposit equivalent to one month’s rent is taken to cover any breakages, dilapidations or deductions due. The deposit is usually held by Deposit Protection Scheme (DPS) until the end of the tenancy, and is returned within 14 days of the tenancy ending provided there are no damages etc.
We visit your property every four months to ensure that it is being properly cared for and a report is then sent to the landlord. The first visit is booked after the first month, and then on a four monthly basis thereafter.
Most home insurance policies do not provide adequate cover for damage to landlord’s contents, which could result in loss of deposit or more.
