QUESTIONS

Is it better to look for a property as part of a group?
It helps to be part of a group. Landlords prefer to let all the rooms in their house in one go. Students often prefer to be with a group they know and have chosen to be part of.

What type of contract will we have to sign?
Most Belvoir tenancies are Assured Shorthold Tenancies which run from 1st August for 11 months. Occasionally we are able to offer 12 month tenancies commencing 1st July.

How do we pay rental?
Each student pays their share of the house rent, expressed as £xxx.xx per month per room. Rents are paid direct to ourselves on a monthly basis by standing order in advance.

What other fees/deposits are payable prior to tenancy?
The application fee is £80.00 plus VAT per student payable when you apply. (This fee covers our administration costs and time.) The damage deposit required is normally the same as the rental and will be split equally between each student.

How do I know I'll get my deposit back at the end of the tenancy?
We are a professional agency with a properly designated client account. Your deposit is therefore protected. At the commencement of the tenancy you will be issued with an inventory and asked to check and sign it. Once the tenancy has finished we will check the property and subject to their being no damage and no cleaning required, we will normally return your deposit within 15 working days.
