Belvoir! have teamed up with The Dogs Trust to help landlords (and tenants) understand the risks (and dispel some myths!) associated with letting a property with a pet.

LetsWithPets   is a new initiative aimed at encouraging landlords to accept (with some guarantees) pets of all shapes and sizes into their property. According to The Dogs Trust 78% of pet owners have experienced difficulty in finding appropriate accomodation for themselves and thier pet(s). Although primarily a `dog` charity, The Dogs Trust have produced a series of guides for landlords, tenants and agents that wish to implement a `pet-friendly` policy.

The guides are are very informative, and provide examples of guarantees and addendums to be collated and signed in order to accomodate any species of pet (as long as they are not classified as dangerous).

Clare Kivlehan gives an example where a landlord is quoted as saying `you will have an edge over the competition` and points to the fact that additional clauses and financial commitments from the tenants (either by increasing the deposit or a non-refundable acceptance fee) that will serve to mitigate most situations where the pet may cause problems.
