Landlord registration
Registration through your local council is a legal requirement. The cost is approximately £55 with discounts available for online registration. As soon as you register online you will receive a pre registration number which will allow you to legally let your property. You can register using the link on the "local links" tab.

Electrical Safety
Safety certificates are a legal requirement to show due dilligence in making sure the property has a safe gas and electrical suppply. The cost ranges froim £60 to £150 approx. depending on the size of the property.

Permission from Lender
Permission from your mortgage company to let the property must be obtained. We can apply for this on your behalf if required.Some lenders charge an admin fee.

Landlord insurance
It is important you have insurance to cover you whilst letting your property. Belvoir can offer very competitive buildings insurance at £2 per £1000 due to our group discount. We can also supply contents insurance or rent and legal insurance if required.
- Market the Property
Advertise your property on our Belvoir website, Rightmove website, shopfront, local newspapers, property lists and erect a "To Let" board with the landlords permission.
- Viewing
Conduct accompanied viewings at a time that suits the tenants.
- Reference Tenants
A fully comprehensive check is carried out by Experian to check affordability, credit history, previous address history and employment hostory.
- Move in
Conduct the move in and supply a fully listed inventory and schedule of condition of the property which is agreed and signed by the tenant.
- Rents
Rents are payable by standing order to our Belvoir Client Trust Account monthly in advance with the first month`s rent due before moving into the property.
- Deposit
A deposit is required prior to moving into the property. This is normally equal to 1 months rent but may vary. The deposit is held to cover any damages or any other liabilities that may arise.
