Common questions and answers
When is the best time of the year to house hunt?

The sooner the better, many students form their groups during their first year at University and start house hunting in January in preparation for year 2. The sooner you secure your accommodation for next year, the better choice of location and quality/type of houses you will have. Later in the year, choice can become severely restricted.

What’s the earliest you have seen students start their search?
Within an academic year students have secured a house in December, seven months prior to commencing tenancy.

Will I be able to view properties in evenings and at weekends?
Yes, we endeavour to make appointments at your convenience. Early evenings up to 7pm Monday to Friday are usually possible and Saturday’s until1pm, viewings outside these times may be considered on an individual basis.

I have heard that it is better to house hunt as part of a group, is that correct?

It helps to be part of a group. Landlords often prefer to let all the rooms in their house in one go. Students often prefer to be with a group they know and have chosen to be part of. Nevertheless, it is not always possible for students to house hunt as part of a group so call us anyway – the chances are we will have a property with a room or two vacant and you could join that household.

What type of contract will I be on?
Belvoir tenancies are Assured Shorthold Tenancies which are for 10 or 11 or 12 months, (dependant on landlord).

How are rents calculated and paid?
Each student pays their share of the house rent, expressed as £xx.xx per week per room. Rents are paid direct to BELVOIR! on a monthly basis by standing order usually from a parent or guardians bank account.

What happens with household bills such as gas, electricity, water etc?
In most cases, the gas and electricity and water bills are shared between the members of the household. Check for details though as some houses are inclusive of bills.

What other fees/deposits are payable prior to tenancy?
The application fee is £60 plus VAT per student payable when you apply. A damage deposit usually equal to 1 months rent will be taken as a bond (please see below)

How do I know I’ll get my damage deposit back at the end of the tenancy?
We are a professional agency with a properly designated client account. At the commencement of the tenancy you will be issued with a detailed statement of condition and inventory and asked to check and sign it. Once the tenancy has finished we will check the property and subject to their being no damage and no cleaning required, your deposit will be returned to you within 15 working days.
