We provide the most up to date system of professional referencing and thoroughly credit checking potential tenants using Experian, this is part of our comprehensive and centralised service conducted on all tenants, this ensures we minimise the risk of defaulting tenants

Full Management Service + All of the Services below
Our Fully Managed Service is designed for those Landlords who want a return on their investment with peace of mind high on their list of priorities. This is our most popular service as it ensures the Landlords can rest assured knowing their investment is being well looked after.

Carry out periodic property visits and issue you with a full follow up report. Ensure maintenance issues are dealt with swiftly using reputable tradesmen. Ensure legal complicance for required safety certificates, ensure correct notices are served when possession is required and prepare and conduct accompanied check outs.

At the end of the tenancy we will:-

  • Renew the fixed term of the tenancy, if you so wish.
  • Issue the relevant notices to the Tenant to gain posession of the property.
  • We will liase with the Tenant to agree and effect the arrangements for handing back the property.
  • We will check the statement of condition against the inventory and discuss the results with you.

    Part Managed Service + All of the services listed below
    Our Part Managed Service offers a greater return for Landlords, as is not quite as comprehensive when compared to our Fully Managed service. We will collect the rent on a monthly basis and pay direct to the Landlord. The Landlord is solely responsible for all aspects of the maintenance to the property, this service includes the following:

    Monitoring and collection of all ongoing monthly rental income and ensure payment of all monies due is received to your nominated bank account by direct transfer and a monthly statement of account is issued.

    Property inspections are not included in this service.

    There is no maintenance service with the Tenant Find Only Service. The Tenant will contact the Landlord direct with any maintenance problems.

    Let Only Service
    Our Let Only Service enables Landlords to enjoy the greatest potential return on their investment although they may be more exposed to risks and responsibility compared to our other services we provide. We will collect and process the 1st months rent and then pass all the information over to the Landlord to continue the process, the service also includes the following:

    We will, at our expense, advertise the property at the agreed rent level and conduct accompanied viewings. Once a prospective tenant is found references will be taken out.

    We will draw up and agree with you the Tenancy Agreement and Conditions.

    Collect all monies from the Tenant and generate the first months rent and forward Landlords monies by direct electronic transfer, provide a statement of account and copies of all documentation.

    Lodge the deposit with the Deposit Protection Scheme.

    Property inspections are not included in this service.

    There is no maintenance service with the Tenant Find Only Service. The Tenant will contact the Landlord direct with any maintenance problems.
