This type of letting will generate more annual rent. Management of properties let as individual rooms is more complex than managing standard houses and apartments. Management of the `common` areas is essential (covering all shared areas including the kitchen, bathroom and gardens). Ensuring the common areas are well presented is key to future relets maximising rental income and avoiding unoccupied periods.
The rules relating to management standards are controlled by local government. Normally 2 storey HMO`s do not require licensing however the management standards are no less than for a HMO that doesn`t require licensing than one that does require licensing. Local Government HMO Control Schemes can vary. We will ensure you are acting with the rules that apply to the area your property or properties are located.
A common misconception landlords have is that only licensable HMO`s have have to meet fire regulations and HMO standards. The simple fact is all HMO`s whether licensed or not have to be assessed for risk. A record of action taken after the assessment will need to be presented to a Fire Officer, the Police or an Housing Enforcement Officer should an incident occur. A Fire Risk Assessment will cost very little. A HMO is a property that is occupied by 3 or more people with 2 or more households; So to make this simple a couple with a friend on one tenancy is a HMO!.
All properties we manage as bedsits must be part furnished, well presented and include;
Bed sitting rooms: bed (no mattress); wardrobe; chest of drawers; bedside table; easy chair; study desk; satellite TV connection; 2 x double sockets
Kitchen and common room: dry chilled and frozen food storage; hob and oven; washing machine and dryer; table and chairs; easy chairs.
Wireless broadband connection for all tenants.
A Fire Risk Assessment must be completed and acted upon. Usually this will cover protecting exit routes, fire alarm & emergency lighting and extinguishers.
Belvoir operates and manages a `services account` for each property. Monies will be collected weekly or monthly from each tenant in addition to the rent to cover bi weekly cleaning of all common areas; gardening; gas; electricity; council tax; water rates and broadband.
A tenant introduction service is available for self managed landlords subject to licensing and property standards.
