Current Student Properties available for rent through Belvoir Colchester.

If you are a student you will need a guarantor, but we will waiver our normal guarantor administration fee.

We require a £200 holding deposit fo the property, which is payable with the administration fee. This will be deducted from the dilapidations deposit.

To protect both you and the Landlord, you will be required to sign the tenancy agreement once our administration and referencing is complete even if the tenancy does not start until the start of the next academic year. This will guarantee you have the property when you need it. The tenancy will normally be fixed for one year, but may be extended on a year by year basis.

At the time of signing we require a post dated cheque for the first month's rent and the dilapidations deposit in cleared funds. The dilapidations deposit is one and a half times the monthly rent and we will hold this until the end of the tenancy. When you pay the dilapidation deposit we will deduct the holding deposit which you will already have paid.

We also require a signed standing order mandate from one account. Many students find it convenient to set up a 'house' account from which all rent and bills are paid. Banks normally set up student accounts free of charge.<
