Viewing
> Having identified prospective viewings, Belvoir Lettings Cheltenham will arrange for you to view the property.
> These will be arranged at a time to suit you, which could be in the evening or at weekends.
> You will always be accompanied by a representative from Belvoir Lettings Cheltenham, who will be able to provide immediate advice and answer any questions you may have.
Offer/Application
> Having selected a property, you will need to complete a written application and offer to rent.
> At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
> On application, an application to rent fee of £200.00 will be required (for up to 2 applicants, an additional fee of £50.00 per applicant thereafter).
> This fee is non-refundable if the tenant fails to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.
References
> Belvoir Lettings Cheltenham will take references on behalf of the landlord.
> Normally this will include your employer, any former landlord and a character
reference.
> In addition, a search of the adverse credit register and a search of the voters roll register will be carried out.
> You will also need to provide 2 months copies of bank statements, wage slips and copy of passport or driving licence.
Rent
> Rents are normally quoted on a calendar monthly basis.
> Rents are paid, monthly in advance, by standing order to the Belvoir Client account.
> The first months rent is normally paid, in cleared funds, on the day that you sign the tenancy agreement.
Deposit
> A deposit equivalent to one months' rent plus £100.00 is usually taken to cover any breakages, dilapidations or deductions
that may become due.
> When the property is managed by Belvoir this deposit will
be held as stakeholder in a secure bonded client account until the end of your tenancy.
> If the property is managed by the landlord the deposit will be forwarded to the landlord to be held until the end of your tenancy.
